While our architectural practice specializes in residential work, we have an extensive background in construction management on projects of all shapes and sizes.
We know firsthand the challenges of putting together an estimate or dealing with the city. We see the revolving door of labor and project managers. How can you grow your business and deliver high-quality work when nothing is predictable or stable?
We can help.
We partner with GCs in two ways:
- Design + Build Ventures: Start getting paid for preconstruction while offering more value to your customers.
- Team Augmentation: We’re your bench players. Call us in to secure permits, move projects through the city, or source and negotiate subcontractors.

Design + Engineering: Traditional architectural and engineering services to mature a project from concept through full documentation.
Subcontracting: We can source, negotiate, and tabulate bids working from your sub list, using our internal prequalified subs, or both. We can also help execute and buyout subcontracts as needed.
Permitting: Regardless of who designed it, we can get it permitted.
Plan Review and/or AOR: We can perform a presubmission review, redline plan sets, and optionally act as Architect of Record and seal a drawing set.
Fractional PM: We can act as an interim PM, visit job sites, coordinate work, be present for inspections, and resolve issues with subs.

Pretty simple. Tell us what kind of support you need, and we can execute a project-based or open-ended service agreement. For most arrangements we work on an hourly basis.
design x build:
one of us identifies a prospective client where we sell the value of design-build.
We execute a design and preconstruction agreement (Phase 1) between 3J and the Client. We bring you on as a consultant.
At permit submittal, we present the client with the updated budget and execute a construction contract (Phase 2) between you and the Client, listing us as a consultant.
Nothing sacred here, but it is a model we have deployed successfully that keeps the division of responsibility clean.
